SpacePlan provides a standard agreement for the provision of recreational facilities meeting Section 106 requirements. This plan passes responsibility for the maintenance of land to FIT to ensure its quality for long-term usage. It's a new initiative offers many benefits to developers and Local Authorities:


It's simple for developers because it's a maintenance contract managed and monitored by an experienced professional team.

In agreed circumstances, additional legal safeguards can be set up to require continued recreational use for a period of years or in perpetuity. This provides residents with the assurance that their environment will remain of high quality and that green space will not be lost to further development.

FIT has the experience and dedicated resources to ensure its high standards are maintained over time.

It's simple for Local Authorities because it's a standard agreement from a respected third party that meets all regulatory requirements. It also requires the developer to meet acceptable standards of provision determined by Supplementary Planning statements and industry recognised technical standards.

It removes the responsibility for the management and maintenance of recreational land from the Local Authority to FIT, ensuring Section 106 compliance and guaranteeing public access.

Section 106 Agreements
A Section 106 Agreement is another name for a planning obligation.  It is a private agreement negotiated usually in the context of planning applications, between an applicant and the local planning authority.  In the context of FIT's work, it is a means of securing contribution in kind or financially for open space facilities.  It can include a contribution to capital and maintenance requirements.

We have offices in England, Scotland and Wales and also operate in Northern Ireland. FIT has local managers on some 1150 sites covering the UK. We are a national charity, working independent of government to serve local communities involved in sport, play and recreation.
